Our business hours are 9am to 5pm Eastern Standard Time Monday to Friday. Any request for reservations made after hours will have to wait until the next business day to be booked or denied based on availability.
Please note all inventory is subject to prior sale.
We do NOT own the properties being rented and we are NOT on site. Consequently, we require one at least business day to confirm your request for a booking as we need time to contact the timeshare resort management firm that looks after the particular property and have them confirm availability. Please do NOT make travel arrangements until we confirm your booking.
Once you make a reservation request our system will match the resort name and check in date you entered on your order against what is available at this time. Availability changes on a minute by minute basis. Sometimes Last Minute Vacation Rentals get booked by other customers.
If you use a credit card nothing will be charged to your card until your reservation is confirmed. However, debit cards work differently and your bank will take the authorized amount out of your account immediately.
You will immediately receive 2 emails. The first email is an authorization on your credit card and the 2nd simply confirms receipt of your order, it does not confirm availability of your desired vacation rental.
You will receive a 3rd email from us usually within 24 hrs (but it could be longer as we are dealing with 3rd parties) that either confirms a reservation or cancels the booking because the unit has already been sold. Once we have received confirmation of your booking we process the amount you approved to your credit card and email you the confirmation received from the timeshare resort management firm that manages the particular property i.e. Interval Int'l, Vacation Resorts Int'l etc..
If you used a debit card to confirm your reservation request and the reservation is cancelled due to unavailability, it will be necessary to contact your bank to get the funds re-deposited to your account. Please have them contact us at 941-661-4212 to confirm any cancellation where you used a debit card.
Please note that most resorts keep the reservation in the timeshare owners name until 48 hrs before your arrival. At this time the reservation is changed from the timeshare owners name to the renters name. As such, please only confirm your reservation within 48 hrs of your arrival.
In case of any problems with the accommodations we must be advised of the specifics of the problem as soon as the problem occurs so we can log it while you are still on site. The appropriate on site staff must also be advised of the problem in order to give them an opportunity to verify and log the problem and, if at all possible, to correct it while you are still there .
Our Cancellation Policy:
By its nature, a last minute vacation is provided at a sell-off price as it could not be rented by the owner at their regular price. As such, a last minute vacation is not cancelable as there is usually not sufficient time to resell the week being rented. Therefore all charges are non-refundable.We will allow you to resell a week at a price you set and transfer the reservation from your name up to two days prior to commencement of your week.
For a vacation that is booked more than 6 weeks in advance it is possible to purchase reservation insurance which allows you a refund less a $100 deductible. However there are additional restrictions related to this insurance based on how close to the vacation week you cancel i.e. the earlier you cancel the greater the refund as it allows more time to resell the week.

Rental and Other Charges
We will only charge you for vacation rental listed next to the resort week. This charge includes accommodations for the week up to the maximum occupancy allowed for each unit. This charge also includes regular cleaning when you leave at the end of each week. At some resorts you can request additional maid services for an additional fee.Our vacation rental charge does not include sales or hotel taxes. In most cases there are no taxes on timeshare condo rentals. However, if the resort is part of a hotel they may insist on charging additional State hotel and sales tax.
In most cases the resort will require a credit card as a security deposit and to pay for phone charges etc. However, there should be no additional charges related to accommodations or cleaning.
You have the right under Law to dispute any credit card charge within 45 days of the charge. Simply advise your credit card provider that there is a dispute and they will investigate whether the service or product was delivered.
Caveat Emptor
All inventory is subject to prior sale as availability changes daily and is not guaranteed until you book a vacation and receive a confirmation of availability and booking from us within 24 hours of your order.So please do NOT book non-cancelable flights until you receive a confirmation email from us.
